It started in 1990, when founder Bill Mougios set out to build something Sydney hadn’t seen before — a café with no pretence, where anyone could grab a coffee, a toasted sandwich, or dive headfirst into an outrageous ice-cream sundae, any time of day or night.
By January 1991, Bay Vista was born on The Strip in Brighton-Le-Sands — and it never really stopped growing. Its desserts (and its energy) turned a quiet stretch of shopfronts into one of Sydney’s most talked-about food precincts.
35 years, two iconic venues (Brighton-Le-Sands and Parramatta), and a cult following of dessert-lovers later, Bay Vista isn’t just a café. It’s an institution — and it’s ready to grow.

4. Complete OJE/Discovery Day – Come and spend time in store and with the executive team, taking a look under the hood, we get to look at you, and you get to look at us.
5. Complete your due diligence – Complete financial modelling and business plan and have your advisors assist you to evaluate the opportunity.
6. Receive your legal documents – Review the legal documents with your professional advisors
7. Sign & Set Up — Finalise your agreement and start planning your venue with our support team.
8. Train & Open — Complete your training, open your doors, and start making memories.
WHAT’S INVOLVED
What’s Involved
Full transparency: opening a Bay Vista café is a genuine hospitality investment, generally between $650,000 and $1,250,000 (excluding GST), depending on location, size and fit-out. This includes your $100,000 initial franchise fee. We’ll walk you through the exact numbers for your site once we chat.
Ongoing Franchise Fee — 6% of gross sales
Marketing Fee — 2% of gross sales
Agreement Term — 5 years, plus a 5-year option — 10 years total
